Mineral Point Property Location Q: Where is our new property? A: The north side of Mineral Point Road, at the intersection of Mineral Point Road and South Point Road (1.5 miles west of the Beltline) Q: Why this particular piece of property? A: First, this location is the best site available. There are not many 40 acre tracts of land available! Secondly, the location of a regional church is substantially less relevant to people's attendance than is the case for a small, neighborhood church. Blackhawk is already a regional church, attracting people from throughout Dane County. Our people come from nearly 20 zip codes, and our students from ten different high schools. Third the location is readily accessible, as it is located very close to the Beltline. Q: What is the projection for the sorts of homes in Elderberry? A: Mixed. Apartments and single family homes and high density property as compared to the very expensive homes presently being built on the far west side of Madison. It won’t be all upper-income homes; there will be about three to four houses per acre. Developing the Property Q: The Elderberry Neighborhood plan includes designated retail property within the property. What are the implications of Madison’s plan for the retail/commercial use? A: We will develop a site plan for the full 40 acres including the retail, office and green space. We will then sell off the retail and office space, as required by the neighborhood plan. Q: Have city planners been positive? A: So far, so good. The overall attitude is the desire to work together, which is an answer to prayer. There may be bumps in the road, but the initial interactions have been positive. Q: What will we get for the space we eventually sell? A: It is not possible to answer that at this point. Land around Menard’s is going for about $8 per square foot right now. We purchased the land on Mineral Point for $2 per square foot. Q: What about the roads around and through the property? A: South Point Rd. will be the main north-south road through the Elderberry Neighborhood. There will be stoplights at South Point Rd. and Mineral Point Rd. We will be on a major intersection. At some point, Mineral Point will be four lanes. We will need to integrate into our site plan two smaller roads that will connect to streets on adjacent properties Q: Is all of the area already annexed by Madison? A: Yes, the entire property is in the city of Madison. Q: Can I go visit the site? A: It is appropriate to drive by; however, please do not stop and walk on the property.
